The board approves a Sketch Plan for a 2-lot subdivision for Sheri & Brian Hanlon. The applicants are proposing to subdivide their 12.10-acre property located at 802 Baldwin Road in the Agricultural Zoning District. Lot 1 would be 8.55 acres and would include the existing house, garage/barn and pond. Lot 2 would be 3.55 acres and would include a proposed house site.

The DRB reviews applications by David Lyman for Phase II of the Hinesburg Center Project: Subdivision Preliminary Plat Review and a Conditional Use Review for Development in a Flood Hazard Area. The applicants have proposed 25+ lots, 69 dwelling units, 13,400 sq. ft. of commercial space, and open/green space on a 46‐acre undeveloped property located west of Kinney Drugs and north of Farmall Drive in the Village Zoning District, however they are considering seeking approval for only a partial build‐out at this time. The applicants are proposing to place approximately 55,000 cubic yard of fill on the site, of which 17,000 cubic yards will be in the Patrick Brook and LaPlatte River flood hazard area. The remaining 38,000 cubic yards will be outside of the flood hazard area.

The board considers two applications: one by Rocky Martin and Cheryl Eichen of Fern Road who are proposing to construct a single-story frame building for an accessory apartment on their approximately 41‐acre property. Another by UVM Medical Center / Haystack Crossing, LLC who are proposing elimination of the previously proposed Alfalfa Lane between Lots 1 and 2 of the Haystack Crossing subdivision, approved on April 5, 2011. In other business they consider extension requests by: Haystack Crossing, LLC, Will & Colleen MacKinnon, and Torry and Daniel Tucker.

The board reviews applications by Gary and Mary Thibault to subdivide an approximately 14.6‐acre lot located to the southwest of the Burritt/Baldwin Road intersection into two lots, Alex and Anne Broussard for a  waiver of a setback requirement for their 0.33‐acre lot to accommodate a proposed two‐story addition on Orchards Commons, and Karl Usher and Samantha Nalette for an adjustment to the building envelope to accommodate their house design on Pond Road. In other business the board considers a one‐year extension request for Conditional Use Approval for development in a stream buffer by Raymond and Denise Therrien and an extension request for a Sketch Plan Approval of a 2‐lot subdivision for Kevin and Dawn Francis.
